Within-Unit Maintenance Policy

Restatement of Policies and Procedures
Background
The Lauren Condominium has
historically offered owners the opportunity to hire members of the maintenance
staff for the purpose of effecting repairs, maintenance, and improvements in
their unit. Billing is done by and remuneration is made to the condominium
association for any such work done during the employees' regularly scheduled
hours. Furthermore, any such requests are honored only if the employee
has fulfilled his work commitments on matters related to the common areas of the
building.
Procedures (Submission)
Requests for in-unit
repairs, maintenance and/or improvement may only be made by the owner of
the unit. Tenants who desire any form of work done in their residence must
notify the owner/agent of the unit who will in turn submit a request.
Requests are to be made only
in writing. It is highly recommended that owners submit requests via a completed
"maintenance
request form" as found at the front desk or via e-mail to manager@lauren.org.
Verbal requests will not be considered valid.
Requests are only to
be submitted to the Property
Manager (Walter Krolman) either through his mailbox at the front desk
or to the aforementioned e-mail address. Requests made directly to members of
the maintenance staff will not be considered valid.
Procedures (Review and
Follow Through)
Upon receipt of a within
unit maintenance request management will review, evaluate, accept or decline. If
accepted, management will respond to submitter in writing via e-mail or other
means and provide an estimated time frame for commencement and completion of the
desired task. Note that this estimate is subject to change based upon the needs
of the association.
If declined management will
contact submitter in writing via e-mail or other means and provide rationale.
Reasons for declination include, but are not limited to: 1) maintenance's
association workload at the time of the request; 2) nature of the request
seemingly exceeding maintenance's area of expertise/competence or likely to be
of a complicated nature requiring an inordinate amount of time.
Alternate Contractors and
Vendors
Management will provide a
list of contractors/vendors in standard trades such as plumbing, electrical and
locksmiths to anyone submitting a request for within unit maintenance. Thus
there is the option to engage an outside company if the estimated time frame
does not meet owner's needs/desires or if a request has been declined. The
contractors/vendors on the list are not endorsed by the association nor is their
work guaranteed by the association. The current list is being updated to include
more vendors and will be provided to owners under separate cover.
