1. Welcome to the 26th Annual Meeting of the Lauren Association.

3. President’s Report last year “a pretty quiet year” – couldn’t say that this year.
Board Management
- Board duties – finance & management; not one issue; your money;
- Board lives here too; satisfy most people, most of the time. Building as is.
– Financial prudence; balanced budget. More from Joe
Property values increasing, rentals seem a bit softer.
New fence around parking lot.
HVAC systems:
- Study commissioned in June 2004
- Generally adequate heating/cooling capacity, but 04 undersized piping and equipment
- others more modern maintenance, air delivery and modern control features, coil cleaning access
- Corridors, fire dampers, air intake undersized
- Fan coil unit piping rebalanced and noise reduced
- Trash chute ventilation, door undercutting
- Boiler re-circulating pump – preventing condensation
- Studying alternative possibilities, individual control; seasonal changeover
To come:
- Garage and hallway air handling controls – old pneumatic controls
- Freeze protection for coils
- Corridor cooking odours
- Laundry room
Energy saving:
- Automatic chilled water reset controls
- Computerised energy management system
- Cooling tower fan variable frequency drive
