Sunday, May 16, 2010, 5:15 PM   Repairs have been completed on the Lauren facade between units 103 and 203, and the scaffolding removed. The visible line across the newly repaired section marks the area where the angle irons and plate were added. Luckily, the shrubs, flowers and lawn were unharmed.

At this moment Advanced Caulking masons are installing the small remaining section of angle iron. Filling in the last section of brickwork plus the final step of caulking are to be done by this Friday according to owner of company.

On Friday, Advanced Caulking masons finished all but a small area that is covered by the protective plastic. 

The plan is to finish the remainder on Monday, weather permitting.

 

Wednesday, April 5, 2010, 12:15 PM

Advanced Caulking masons are right now replacing about half of the brick. 

They installed angle iron and weatherproofing yesterday.

Seal Engineering inspected the work this morning. 

The plan is to do other half tomorrow, which should finish these repairs.

There has been no activity today, although the repair crew was expected to start this morning.

Yesterday consulting engineer David Fyffe emailed, "Joe is continuing to pick up the 'parts' today. They plan to be on site tomorrow starting the repairs."

Getting bricks and mortar to match existing material is an issue. Yesterday, David emailed that he had asked to have one sample fabricated in beige (to match the mortar) and one in bronze (to match the windows). We can better judge when we can see them up close.

Advanced Caulking is scheduled to start repair work tomorrow (Wednesday) and finish by Friday.

Workers have finished with the primary prep work on the surface of the affected area, and removed the old bricks and mortar from the Lauren.

Building Manager Walter Krolman has posted a memo N Street Brick Facade on the Lauren web site summarizing the work to date and plans.

The protective tarp and wood framing have been reinforced to withstand weather conditions.

Yesterday, part of the wood shoring that supports the suspended course of brickwork above the hole in the facade collapsed. Also, the protective plastic was flapping in the breeze, leaving the facade exposed to water leakage.

Seal Engineering was contacted on an emergency basis to fix the temporary support.

The affected area has been stabilized, and sealed to protect it from the expected wind and showers.

Dave Fyffe inspected the problem area yesterday, Tuesday, April 20, 2010. 

Arrangements were made with a recommended contractor Advanced Caulking to remove the damaged section of brick, stabilize the area, and protect the exposed section from the elements, which was accomplished in an expeditious manner.

 

Monday, April 19, 2010, 3:48 PM.

In later afternoon on Monday, owner Mokhless Al Hariri sent an urgent email saying brickwork above the bedroom windows of units 102 and 103 was dangerously bulging. A closer inspection revealed that, in addition to bowing, some bricks were fracturing.

The surrounding area was immediately cordoned off for safety, and our long-time PE consulting firm Seal Engineering (architectural engineers) was contacted. After looking at the photos, Seal scheduled Dave Fyffe, P.E. to come over in the morning (Tuesday) and evaluate the situation.
