MINUTES OF THE BOARD OF DIRECTORS
AUGUST 8, 2005 

The meeting was called to order at 7:00 PM by president Dwight Clark. Present were Board members Joe Morris, Elizabeth VanderPutten, John Filice and Roger Hirschland and property manager Walter Krolman. Also present for part of the meeting were Zahava Goldman, Donald Benedick, Bruce Branson, and Eileen Collins.

READING, MODIFICATION, ACCEPTANCE OF MINUTES OF THE JULY 20, 2005  MEETING

The Board approved the Minutes as a true record of the meeting. 

TREASURER'S REPORT

There was no report because there was no new report from Koger between this meeting the previous one.

Related Matters

The Auditor reported that she would have the report by the end of the month; all required documents from Koger have been delivered.

MATTERS ARISING FROM THE MEETING OF JULY 20, 2005

HVAC

Committee

President Clark confirmed the appointment of the HVAC committee, which will begin its work during the week of August 10. In addition to himself,  members are Brian Larkin, Eileen Collins, and John Filice as Chair.

Thermostats

The manager reported that the vendor has promised delivery of thermostats by the August 1, 2005 . The vendor will check and promises delivery by the end of august 15.

Sunderland Place Security    

The board is looking into installing lights on the exterior of the building on Sunderland. The Manager will check on any code requirements for such an installation. 

Garage Doors    

The Board (and visitors) complimented the painting and choice of colors.  

Replacement Windows

The Board discussed a proposal from Starlight to install double pane windows. This would be paid by owners. Because of the price increase however (which is up almost 50%) the Board asked the manager to get quotes from different firms.  

Roof Garden Cushions    

New cushions have been ordered with expected delivery of 8 weeks. These will be stored indoors during the winter.  

Rental of unit 212

The unit has been rented with no lapse of rental occupancy. The issue of how to judge the cost/benefit of renting versus selling the unit will be discussed over the next year.  

Wi-Fi 

The Board asked the committee to continue pursuing how this could be installed in the building. The Wi-Fi that is available in Dupont circle does not seem to reach the Lauren.  

Mold testing

This will take place on Friday, August 12 to identify the cause and nature of the problem. Zahava Goldman reported that the dry wall in her unit has a hole, perhaps as a result of water damage.  

Elevators    

Schindler, the Elevator Maintenance Company, found two problems. One factor was that one small part, referred to a relays, was worn and needed to be replaced. The timer is also broken and can result in up to two minutes waiting. The part is on order. There also appears to be some problems with the call buttons on some floors (e.g. 5, 9 and 6), although these might have been fixed.

City Code 

The Board discussed occasional needs for electrical and plumbing work. They requested the Manager to research the requirements of the City for various types of electrical and plumbing work performed at the Lauren

OTHER NEW BUSINESS

Heurich House

Joe Morris pointed out that an article in the Washington Post that started negotiations with the developer of the Heurich House area (corner of Sunderland and N) about having a tea house/beer garden in the carriage house in the rear of the garden.

Washer and Dryers 

The issue was raised by Eileen Collins and Board members of the build up of lint and related odor in the front loading washing machines. The Board asked the manager to ensure that the build up around the gasket be cleaned as soon as possible. The Board also asked the manager to investigate the water that appears to be in the washers even before the machines start. There have also been problems with three dryers. The parts have been ordered.  

Rental Units City Registration  

The Board discussed that owners must register their units with the City prior to renting them. The City recently has required that units be inspected for conformity with City codes.

Trash chute doors  

The Board asked the manager to have the hinges etc oiled so that they close more easily and regularly.

Front Desk Coverage 

The Board asked the Manager to work with the front desk staff to provide maximum coverage during the short breaks they take.

Basement Access 

The Board asked that the Manager get bids on what it would take to automate the door openings in the basement to ensure greater ease of access.
