Minutes of the Board of Directors - April 25, 2002

President Elizabeth VanderPutten called the meeting to order at 7:00 pm on 04/25/02 in the Manager's Office. Present were other Board members Ralph Domenick, Rebecca Kane, Dwight Clark and Joseph Morris. Property Manager Walter Krolman was in attendance and owner Don Benedict. In addition, G&L Mechanical Service representatives David Bosse and Robert Distin were present for portions of the meeting.

Treasurer's Report

Net cash available at the end of March was approximately $849,586.Year to date operations (through the end of March)

1. Total income was approximately $205,849 which is over budget by $2,035.
2. Total operating expenses were under budget by $47,514.
3. Year-to-date capital expenditures were $78,295.

The Board approved a one-year trial of the use of an Asset Account Manager to investigate whether an investment service will assist the Condominium in finding higher CD rates. 

Professional Presentations/Question-Answer Session/Action Item

G&L Mechanical Services 

Mr. Bosse and Mr. Distin from G&L were present to troubleshoot some concerns brought by the Board regarding previous reliability concerns with the air conditioning hardware. G&L agreed to perform the following procedures to ensure the air conditioner is working properly and to reduce the possibility of malfunctions this summer:

  1. Checking the unit for proper flow 
  2. Check the chiller temperatures both in the morning and in the afternoon

This information will provide a plan of maintenance and/or further information as to where issues may be present. Once the weather is consistently warm (and therefore the air conditioner is under a heavier load) this information will assist G&L in tracking any potential issues with the unit.

Action Items

ADA Architectural Plans

The front entrance chair lift is expected to be delivered in a few weeks, and the Board is currently searching for a contractor for this work.

Roof & Roofgarden Plans

The Washington, DC Fire Department has conditionally approved the use of an outdoor grill on the Lauren's roof-deck. The Board is currently examining the possibility of installing a grill as part of the roof renovation plan.

The Board remains "cautiously optimistic" about re-opening the roof-deck on Memorial Day. While the major structures are expected to be completed by Memorial Day, it is expected that there will be outstanding design elements (such as some plantings and benches) that may not be completed by that time.

The Board also recognized the need to install an additional security camera in the new expanded area of the roof-deck.

The Board requested to view roof-deck planters and other such design elements before final approval is given.

In Unit Washer/Dryer Installation Request

Owner Don Benedict submitted architectural renovation plans for a unit that included an in-unit washer/dryer. The Board approved all other renovations, but has requested further research into the possible impact in-unit washer/dryer systems may have on the building's plumbing and electrical architecture. The Board approved contacting a plumber and electrician to examine the impact of washer/dryers on the buildings resources and will present their findings when the study is complete.

The next meeting of will be the annual meeting of the Lauren Condominium Association on Thursday, May 9 at 7:00 pm.
