IMPORTANT.. .PLEASE READ

As many of you are aware, the association’s Board of Directors has, for the past several years, been actively engaged in analyzing the current condition, projected life span, and replacement options for the convector system. This is the mechanical component of the building that provides heat and air conditioning to our individual unit. The Board is projecting that a staged replacement will commence several years hence.

To assist in maintaining the integrity of the convectors until such time as a new system is installed (and specifically to hopefully avoid water damage from rusted out drain pans) the Board has authorized the coating of all convector pans with a sealant.

This work will be undertaken by Ibeas General Repair, under the direct supervision of Desiderio (Cacho) Salinas, the Lauren’s Chief of Maintenance.

To promote efficiency, and allow for the maximum percentage of completion prior to the cooling season, the pan coating will take place in conjunction with the annual servicing of the convectors. As is normally the case written notification will be given to each floor as they are scheduled.

There are a few things different from the regular process:

  1. It is absolutely essential that you clear a four foot (4’) space be cleared in front of each convector. The motor has to be totally removed, and there must be room for the technician to scrape rust off the pan before it is sealed.
  2. The time to complete a convector is much longer than normal approximately four (4) hours. It is our intent to have this be a one (lay operation for each convector.
  3. There may be a slight smell remaining. Cacho will open windows to reduce this as much as possible.
  4. In order to do as many units as possible prior to the cooling season Cacho will be working a seven (7) day week with hours from 9:00AM — 8:00PM. We appreciate your allowing admittance during these hours, though he will certainly work around individual situations. He will leave a note advising that your unit(s) has been completed.
