Service will begin at approximately 900AM daily. You are reminded that if you need to have this annual maintenance performed at a specific time you must advise the front desk (IN WRITING AND TO CACHO'S ATTENTION) no later than the day before work is scheduled to start on your floor. Requests for specific times will only be accepted for the period between 700AM-300PM. Times outside these parameters would incur overtime for Lauren personnel and these charges will be passed along to the resident/owner. Likewise, requests for specific times must be for one of the days allocated to your floor.

You are also reminded that an area approximately 4-5 feet in front of the convector must be kept clear of all furniture and the like. In a change from past years, Lauren maintenance WILL NOT move any personal objects that are preventing access to the convectors. You will have to reschedule this required maintenance at a later date, and it will be treated as an in-unit repair and billed to you accordingly. You should also be aware that one of the primary reasons for this service being done is to assure that all lines are clear and thus avoid condensation pan overflows and water damage to the units below. If we are unable to perform this maintenance due to the inaccessibility of the convector and any overflows occur the responsibility for repairs of damage may very well fall on you. Drywall repairs and painting are not cheap!

Cacho's route is south to north on each floor. That is, units in the "04" end of the hallway are done first on each floor. The last units to be done are the "10" and "11" tiers.

We are desirous of having cooling capabilities as soon as possible, and this maintenance must be done prior to the commencement of the cooling season. Failure to have the above cited area clear and having to honor numerous requests for specific time slots can double the time required to complete this project.

The primary maintenance function scheduled to be performed is the cleaning and testing of the operation of the in-unit convector system including the changing of filters. As part of this service an inspection for leaks in faucets and toilets will be conducted. Owners/Residents are reminded that as a matter of association policy they should reports leaks without delay. If any leaks are discovered, Lauren maintenance will repair them immediately. Owner/Resident will be billed for the repair by the Lauren business office. Smoke alarms will also be checked for proper operation, and if found to not be functioning properly repairs or replacement as appropriate will be effected immediately. Please note that if a battery needs to be changed it will be done at no charge to the Owner/Resident.
