RE:                  Convector  Servicing
FROM:             Walter Krolman, Property Manager
DATE:             March 7, 2003

Convectors on the 10th floor will be serviced by Lauren maintenance (Cacho)

Monday    -     March 10
Tuesday    -    March 11

Service will begin at approximately 9:00AM daily.  You are reminded that if you need to have this annual maintenance performed at a specific time you must advise the front desk -- IN WRITING AND TO CACHO'S ATTENTION -- no later than the day before work is scheduled to start on your floor. Requests for specific times will only be accepted for the period between 10:00AM-3:00PM. Residents are encouraged to make an appointment for a time that will be convenient for them. Times outside these parameters would incur overtime for Lauren personnel and these charges will be passed along to the resident/owner. Units that are not occupied on weekends generally will be done in the order described below.

You are also reminded that an area approximately 4-5 feet in front of the convector must be kept clear of all furniture and the like. This will expedite the work and will also eliminate the chance of accidental damage to any property. Should Lauren maintenance have to move items to clear a workspace the resident/owner will be charged for the extra time incurred in servicing.

PLEASE SEE ATTACHED MEMORANDUM ON THIS TOPIC.

Cacho's route is south to north on each floor. That is, units in the "04" end of the hallway are done first on each floor. The last units to be done are the "10" and "11" tiers.

We are desirous of having cooling capabilities as soon as possible and this maintenance must be done prior to the commencement of the cooling season. Failure to have the above cited area clear and having to honor numerous requests for specific time slots can double the time required to complete this project.

The primary maintenance function scheduled to be performed is the cleaning and testing of the operation of the in-unit convector system including the changing of filters. 1st floor units will also have central lines drained to assure they are clear and free of sediment and other build-up.

As part of this service an inspection for leaks in faucets and toilets will be conducted. Owners/Residents are reminded that as a matter of association policy they should reports leaks when noticed, without delay, at any time during the year. If any leaks are discovered, Lauren maintenance will repair them immediately. Owner/Resident will be billed for the repair by the Lauren business office. Smoke alarms will also be checked for proper operation, and if found to not be functioning properly repairs or replacement as appropriate will be effected immediately. Please note that if a battery needs to be changed it will be done at no charge to the Owner/Resident.

Your assistance and cooperation are greatly appreciated. Thank You!
