-IMPORTANT-As mentioned in the association wide letter of October 18, 2002 The Lauren's Board of Directors had authorized our service provider, G&L Mechanical, to perform an extensive replacement project relating to the HVAC (Heating, Venting, Air Conditioning) central system. Specifically G&L was authorized to replace shut off and balancing valves as well as related piping in all tiers. These valves are original equipment dating to the construction of the building in the early 1970's and have been found to be inoperable. This type of repairs require the draining of the closed loop water system. When the loop is drained neither heat not air conditioning is available. Based upon the scope of the work involved it was projected that approximately two weeks would be required to complete the job. Originally the timeframe was scheduled to be October 17- October 31. Regretfully, the contractor experienced difficulty in getting the system drained because of other valves that could not be completely closed. While these defective valves are also being replaced there was a delay in starting the original task. We now estimate that the undertaking will progress in a fashion that will allow the filling of the pipes (and consequently allow for the activation of the Lauren's boilers) on or about November 8, 2002. Because of the highly unseasonable temperatures we have asked G&L to make every effort to speed up the process, including the addition of extra crews if available. As those resident on the 10th floor, who currently have holes cut in their ceiling, realize there are additional aspects to this project. These include hydrostatic testing to assure there are no leaks in in any of the new valves and piping, the original water balancing that was contracted for, the re-insulation of the pipes, and the restoration of apartments to their original condition. However, all residents should be assured that as soon as it is possible to activate the heating system it will be done. In the meantime we ask your patience and understanding. THANK YOU! |
