RE:                 Valve Replacement
FROM:           Walter Krolman, Property Manager

-VERY IMPORTANT-

The Lauren's Board of Directors has authorized the replacement of water balancing valves and associated piping on the chill water riser system to eliminate faulty valves and be able to proceed with the previously commissioned water balancing effort.

These valves are located above the drywall ceiling in each unit on the 10th floor. In order for the valves to be changed a section of drywall approximately 3 feet by 4 feet (3' x 4') will have to be removed from your ceiling. This will be done by Lauren maintenance.

The Lauren's engineering company (G&L Mechanical) will then replace the necessary valves and piping. This will require cutting of pipe and welding new back in place. This welding will produce smoke and sparks. G&L Mechanical will take every precaution to avoid any damage to the surrounding areas in an apartment.

When ALL risers have been completed (approximately November 8), G&L will conduct a hydrostatic test for leaks and then reinsulate all piping.

When G&L has given the "all clear" Lauren maintenance will repair the hole and paint the ceiling in the room affected.

This work is scheduled to commence TOMORROW (Monday October 28, 2002). It is our intent to start with several units that are currently vacant on the 10th floor. We will then proceed to the northernmost units (10 and 11) and work towards the south. We project that two risers will be done per day. We will provide a day's notice when your unit comes onto the work schedule.

We apologize for any inconvenience this may cause and appreciate your understanding and cooperation in this major project.

Please feel free to contact me of you have any questions in this matter.

THANK YOU!
