wrote:
Air conditioning is on. However, cooling tower can currently be operated only on
slow speed which in turn means only one chiller can be run. The one chiller
should be able to meet the "load" tonight and early tomorrow morning.
We have been advised that permanent repairs should take place tomorrow after
needed parts are procured from supply shop early in the morning.
Per prior discussion with Elizabeth it was decided to make repairs as soon as
possible, as opposed to waiting for next week during regularly scheduled hours.
The HVAC temperature in is 49.4º, which is in the normal range.

6:30 PM UPDATE
The property manager
wrote:
We restarted air conditioning , but it really was nor running appropriately and
then the compressors shut down again. Called McQuay and spoke with their after
hours technician who is currently in Hershey PA. He troubleshot over the phone
and suspected cooling tower issues based on the readings on the equipment. Cacho
and I checked cooling tower. It was not running. We restarted and the motor for
the cooling tower sounded awful. Shut it down. Called technician back and he is
checking to see what resources they have that can confirm exactly where the
problem is and more importantly resolve it as quickly as possible. If it is a
solely an electrical issue in the form of wiring that should hopefully be able
to be addressed soon. If it is a question of a defective part it could be
several days depending upon location etc. As soon as I have something more
definitive will get back to you....
08/14/2015 5:30 PM UPDATE
The air conditioning is off. The property manager has been unsuccessful in restoring it
and has called McQuay A/C

A/C Repairs Tomorrow, Wednesday, June 17
05/29/2015 11:00 AM
The air conditioning system is working. Temperatures are back to normal. The
property manager explained.
"Technicians were here to address an issue that came up
during a planned pump replacement. Unfortunately, they did not advise us ahead
of time they were going to be here today. So no time to generate an advance
notice to residents. The good news is that they had indicated that whenever they
came in it would be early morning before it started to get hot, and that the
outage would be for about 2-3 hours. They were true to their word about arrival
time and their estimate of down time was pretty much right on the mark."
The HVAC temperature is 45.9º.
05/29/2015 08:00 AM
The air conditioning is off. The manager has been notified and the A/C technicians

Gas has been turned on for the boilers and hot water. The HVAC temperature is
112.6º and in the normal range.
12/15/2014 6:00 PM
Heating is off because gas to the building has been turned
off by the fire department following a stove replacement problem. The fire
department is standing by waiting for the gas company to check the problem and

some time. The HVAC temperature is 74.8º.

Heating has been restored. It was manually turned off by the manager, at the
direction of the president, during the mild weather. The current HVAC temperature is
119.3º in . The weather
at National Airport is 59º and cloudy with a 6-mph west wind.
.
11/06/2014 8:30 AM
Heating remains off. Since neither the engineer when he checked the furnaces
this morning nor Cacho when he came in restarted the boilers, it is reasonable
to assume there is a problem. We will know more later this morning when the
manger arrives. The current HVAC temperature is 75.3º in . The weather
at National Airport is 56º and foggy with a 6-mph south breeze.
11/06/2014 MIDNIGHT

The manager notes: Please be advised that the central system for the Lauren
is now configured to supply HEAT. There are a few items of which you should be
aware in order to insure your comfort as well as the efficient use of this
system.
1. If your thermostat on the wall is so equipped please be
sure it is set to WARM.
2. If your thermostat is so equipped adjust the fan speed to
your liking.
3. Adjust the temperature on the thermostat to provide the
room temperature desired. Your assistance is requested in saving energy (and
therefore lowering gas and electric bills).
4. If you cannot get your convector to function properly
please advise maintenance via a work order left at the front desk and your unit
will be checked. Typically the usual culprits are bad thermostats, motors, and
the like.
The HVAC reading is 111.0º
10/04/2014 4:45 PM
The A/C is restored and the temperature is rapidly dropping. Letta called to say
Cacho arrived a few minutes ago. The HVAC reading is down to 59.3º
(45º-49º is normal).
10/04/2014 1:00 PM
The A/C remains off. According to Letta, The property manager is out of town, and Cacho
said he would not be in "right away" when she called. The current
HVAC reading is 74.8º and steady.
10/04/2014 8:00 AM
The A/C went out sometime shortly after midnight, allegedly as a result of

which suggests it was off for an extended period.
07/15/2014 1 PM
The A/C has been restored and is operating in its normal range. McQuay A/C
technicians were here at 6:00 a.m. this morning and spend four hours testing,
diagnosing and resetting the system. According to the manager, their best guess
is that the pipes are getting corroded (again) and will need to be cleaned. The
hope is that the adjustments made today will carry us through the A/C season so
repairs can be made in the fall. The current HVAC temperature is
46.7º and is operating within the 45º to 49º normal range.
07/14/2014
5:00 PM
The A/C service people have not yet come
today. However, because of the heavy rain storm which dropped the DC temperature
17 degrees, the A/C temperature here is back in the normal range from a high of
53.4º. It may rise again as the DC temperature goes back up. The current
HVAC temperature is 46.4º.
07/14/2014 12:00 NOON

current HVAC temperature is 51.2º and fluctuating.
06/19/14 11:30 AM
The A/C system is back to normal. The HVAC temperature is 46.6º and
stable.
06/19/14 10:30 AM

appears to be in the circulation system. Cacho reports the chillers and pumps
are working correctly. The current HVAC temperature in is 59.9º
06/18/2914 10.51 PM
The manager came in, checked the HVAC system, report that it is fine, and

temperature leaving chiller is at factory set point of 44 degrees. Both chillers
are running at about 70% capacity."
Daily A/C temperature records for this season are
available here. The current HVAC temperature is 59.2º (normal is 46º to
49º).
06/18/2914 7:30 PM

both are working and doesn't know what the problem is. He talked with The property manager,
who is out of town, but who says he will try to get back here tonight. The
HVAC reading is 58.1º and rising fairly rapidly.
06/18/2914 7:15 PM
The A/C has stabilized at 55.2º (normal is 46º to 49º). This usually
means one of the two A/C chillers is off line. The manager and president have
been notified..
06/18/2914 6:20 PM
The A/C is malfunctioning. The front desk and manager have been notified.
The HVAC temperature is 54.3º and rising rapidly.

weather. It will be turned on again when the temperature rises to the mid-60s.
04/14/2014
1100 AM

conditioning for the season. If the weather gets cooler, the A/C may be
temporarily turned off, but heat will not be turned on. The HVAC temperature in is 47.8º and operating within its normal range.

maintenance company, he is testing them at very high temperatures (normal is
100º to 110º). The current HVAC
temperature is 143.4º and erratic.
03/04/2014 09:00 AM
The manager reports, "One boiler running. No luck getting
second one started several times over night." The HVAC
temperature is 88.2º and steady.
03/04/2014 7:00 AM
Both boilers appear to be off line. The front desk person tried at 6:30
a.m. to get them started but appears to have been unsuccessful. The manager
has been notified. According to the minutes of the last board meeting, a factory repair technician is supposed to check the
furnaces this week. For the record, the boilers have behaved
erratically for the past two days. The HVAC temperature is 88.4º and
dropping.
03/01/2014 08:00 AM
The heat is on but remains iffy. Property manager The property manager Krolman
summarized the HVAC status. "United Energy Products technician was here
today for about 4 1/2 hours. He made adjustments to both boilers as well as
the control panel. Furthermore, he once again cleaned out the condensate drain
lines. We are going to have all equipment looked at further by a factory
representative (most likely late next week). Please note that Jack McNabb
endorses this course of action. In the meantime we will closely monitor the
system." The HVAC temperature
